Kips Bay is one of the more amorphous neighborhoods in Manhattan with its boundaries loosely defined as between 23rd Street and 24th Street and between Lexington Avenue and the East River. The neighborhood of Kips Bay was named for an actual body of water that has since been reclaimed, and it sits South of Murray Hill, North of Gramercy Park, and East of the more recently dubbed NoMad district, part of the greater Chelsea.
Home to the NYU School of Medicine, Baruch College, Bellevue Hospital and the VA and as such perhaps once considered less than memorable by many New Yorkers, Kips Bay has started to see some stirrings of interesting international recognition. Notably, Dover Street Market, the conceptual and high-end multi-brand fashion emporium based in London and Tokyo, surprised many by passing over more traditional fashion retail locations such as Soho or Madison Avenue, to purchase an entire building on 30th Street and Lexington Avenue as their first United States location. This vote of support for the Kips Bay neighborhood has prompted other fashion brands and progressive media to begin considering retail and office space in the neighborhood.
Another event raising the profile of Kips Bay internationally was the request for proposal for New York City’s first microhousing development at 335 East 27th Street. This RFP called for the reconceptualization of a new housing model to reflect Manhattan’s changing demographics, by allowing for the zoning of 250-370 square foot "microunits." The winning proposal was selected from the largest response to any housing project RFP in city history and will feature prefabricated modules to be constructed in the Brooklyn Navy Yard.
