NOLITA
Tungsten Property, a full service New York City residential real estate broker, has access to many Nolita apartments, as well as many other Manhattan apartments, for rent, lease, or sale
If you don't know Nolita (NOrth of Little ITAly), it's because those who live in this neighborhood are hesitant to let the secret out of the apartments on the quieter one-way tree-lined streets of Prince, Spring, Mulberry, Mott, and Elizabeth. Nolita is conveniently located almost in the exact center of downtown Manhattan , with Noho and Greenwich Village to the north, the Lower East Side to the east, Chinatown and Little Italy to the south, and Soho to the west. With the larger thoroughfares of Houston St on the north, Bowery on the east, Lafayette St on the west, and Kenmare/Broome/Grand on the south (depending on whom you ask) Nolita is a self-contained community with some of the most relevant shopping and restaurant establishments in the city.
The residential offerings in Nolita are mix between luxury and exposed brick walk-ups, both for sales and rentals. Notable designers and developers have left their mark on Nolita's residential sales, including the Roman & Williams designed 211 Elizabeth and the Andre Balazs developed One Kenmare Square, while other historic historic buildings with landmarked facades such as the Police Building and the Puck Building have been converted to apartments after careful renovation. However, it is often the unassuming, sans moniker anchors of Lafayette St: 225 Lafayette and 285 Lafayette, which prove to be the favorites of buyers in Nolita.
While it is often the tenement-style walk ups that renters associate with living in Nolita, there are select luxury doorman buildings on the fringes of the neighborhood, including the sister buildings: Avalon Bowery Place, Avalon Bowery Place II, and Avalon Chrystie Place. Should one prefer the quintessential and less expensive Manhattan walk-up, Tungsten Property is well positioned to source these typically harder to find rentals, as Tungsten has been based in Nolita for 8 years and has built relationships with most of the non-institutional owners and landlords, such that we often have the listings before they hit the market.
