These buildings carry certifications, such as LEED, that confirm these buildings meet certain sustainable standards. Green buildings generally involve renewable energy sources, recycled or sustainable materials, high-tech building systems, and non-toxic finishes to promote air quality. But most important for renters, green buildings are as much about quality of life as they are about technology. Sustainable features such as green roofs can also be luxurious rooftop terraces, while bike storage rooms and accessibility make a property more green by promoting alternatives to driving.

  • Why a Green Building?

    The main attractions of a LEED building are a healthy living space, reduced utility costs, and peace of mind knowing you've lessened your environmental impact. But how does a green building do these things? The most popular standard for green buildings in the United States is Leadership in Energy and Environmental Design, or LEED, managed by the U.S. Green Building Council. LEED ratings incorporate six categories: Location and Transportation, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, and Indoor Environmental Quality. Location and Transportation rewards buildings that are located in dense, urban locations such as Manhattan, Brooklyn, Queens and The Bronx. In a benefit for residents as well as the environment, these buildings tend to have good Subway access and are in walkable neighborhoods. Sustainable Sites focuses on maximizing green space, including green roofs and privately-owned public space, as well as preventing construction pollution, and limiting storm water runoff. In addition to reducing the "heat island effect," in which hard, dark surfaces raise the surrounding temperature, green spaces provide an excellent amenity for buyers, and Renters alike. Water Efficiency means that LEED apartments are fitted with water saving sink fixtures and water efficient appliances, reducing your water bill while also helping the environment. This category also includes technologies such as gray water reuse. The Energy and Atmosphere LEED category provides for renewable energy sources such as photovoltaic cells (a.k.a. solar panels) and microturbines. It also promotes energy efficient technology within apartments, including master light switches and high-tech insulated windows. The Materials and Resources category focuses on using recycled and rapidly renewable materials in building construction and promotes recycling by occupants once the building is complete. This often means that structural steel contains recycled material and bamboo, which regrows quickly and absorbs carbon dioxide rapidly, is used for cabinets and other applications. Finally, the Indoor Environmental Quality category requires sustainable finishes and cleaning materials that contain low levels of toxins, thus promoting a healthier lifestyle. These toxins, called volatile organic compounds, are frequently found in paints, sealants, and other materials.



    Where Are Green Buildings?

    Green condos, and rentals can be found throughout New York City. Because most green buildings are newly constructed (although there is a LEED for existing buildings), they are scattered throughout the city as developments are completed. In Manhattan, Battery Park City, nearly all residential buildings, rental and condos are LEED-certified. Other neighborhoods with LEED-certified rentals include Chelea, Midtown West, the Upper West Side, the Upper East Side, and Harlem. In Brooklyn, there are green rentals in Park Slope and Williamsburg.
